Our 4-Step Process For Granny Flats

Step 1 – No Cost Info & Quote

Thinking about building a granny flat but not sure where to begin? You’re not alone — most of our clients start with a simple question: “Is it even possible on my block?”

At Acrow, we’re happy to talk with you before you’ve made any decisions. Whether you’re still browsing real estate listings and want to check if a property can fit a granny flat, or you’re just wondering if your backyard could work for mum, your adult kids, or as a future rental — our team is here to help.

You don’t need plans or paperwork to get started. We can talk through your ideas, answer questions about local regulations, and give you a rough ballpark price — often over the phone or via email.

We have teams across NSW and the ACT, so our advice is backed by real local knowledge. We understand how councils in Cessnock, Newcastle, and the Central Coast interpret access and setbacks. And we’re across the rules around secondary dwellings, whether you’re eligible for a fast-tracked CDC or need a full DA.

Once you’re ready, we’ll organise a free on-site consultation. This is where we take a proper look at the site — thinking about where the granny flat could go, how building materials would be delivered, where services like sewer lines run, and what kind of privacy or views we can create.

From there, we’ll give you a detailed tender — not just a sales estimate, but a genuine starting point for your design and budget.

Step 2 – Technical Design and Approvals

Once you’re comfortable with the scope and quote, and ready to move ahead, we’ll formalise the next steps.

Your deposit covers all the necessary technical investigations — including surveys, soil tests, sewer diagrams, bushfire zoning, and anything else we need to confirm the design and pricing with certainty.

We don’t leave things to chance. Before we build anything, we make sure our plans are grounded in real data from your site — no guesswork, no surprises later.

Then we handle the approvals process on your behalf. Whether we’re lodging with a private certifier for a Complying Development Certificate (CDC) or navigating a Development Application (DA) through your local council, we prepare the documentation, manage the consultants, and chase the paperwork.

We’ve worked with just about every council across the region and know how to navigate the fine print.

Our aim here is to make the process as low-stress and transparent as possible — so you can relax, knowing everything is in good hands.

With approvals in place, your project will be handed over to one of our local construction teams.

We’ll introduce you to your dedicated Project Manager, who’ll coordinate everything — from scheduling trades and deliveries to quality checks and progress updates.

Most builds take around 10 to 12 weeks, though this can vary slightly depending on complexity, weather, and material availability. Throughout the build, we’ll keep you in the loop with regular updates — and we’re always available if you want to check in.

We know we’re working in your backyard — not on a dusty construction site — so we take care to keep things clean, safe, and respectful of your household and neighbours.

Step 4 – Handover and Aftercare

Once construction is complete, we’ll carry out a thorough final walkthrough with you. We’ll make sure you’re completely satisfied and that every detail meets our high standards.

You’ll receive the keys, warranties, occupancy certificates, and a clean, move-in-ready home.
