Yes, it is possible to build a two storey granny flat in Central Coast depending on local council requirements and as long as your plan complies with the front and rear setback requirements of the NSW legislation. Can you convert a garage into a granny flat?

Do you need planning permission to build a granny flat?
Yes, you will require approval for your proposed granny flat. There are two approval options which are Complying Development approval or Council Approval. Complying Development approval generally takes around 4 weeks and Council Approval will generally take around 8-9 weeks. Our approval team are experts in all types of approvals and complete the entire approval process for you so you don’t need to worry.
What is the minimum / maximum size for a granny flat?
A granny flat is a self-contained small home of 60m² built in the backyard of an already existing house. The existing block must be a minimum of 450m2 in area and the maximum floor area in NSW for the granny flat is 60 square metres. Refer to the NSW council requirements for more information.
How close to the boundary can I build a granny flat?
If the block is between 450m2 and 900m2 in area, then the granny flat must maintain a 3m setback from the rear boundary as well as a 0.9m setback from the side boundaries.
For blocks between 900m2 and 1.500m2 in area, the granny flat must maintain a 5m setback from the rear boundary and a 1.5m setback from the side boundaries.
For blocks larger than 1.500m2, the granny flat must maintain a 10m setback from the rear boundary and a 2.5m setback from the side boundaries.

What type of granny flat can I build?
There are three main types of granny flat configurations you can choose from: converted granny flats, attached and detached granny flats.
- A converted granny flat is when part of the principal dwelling – such as the garage – is converted into a secondary dwelling, which is then the converted granny flat.
- An attached granny flat is when the granny flat is built as an extension, or as an addition to the principal dwelling.
- A detached granny flat can be built as a separate structure, which is detached from the principal dwelling.
